The Roofing Contractors Association of British Columbia (RCABC) recommends standing seam metal roofing on roof slopes of 3:12 or greater. For roofs with lower slopes, we'll recommend an alternative system that provides the appropriate level of weather protection and long-term performance.

Yes. In many cases, we can repair existing skylights and address issues related to flashing or water intrusion. Depending on the age and condition of the original installation, replacing the entire skylight assembly may be the most effective long-term solution. We'll assess the existing system and recommend the approach that best protects your home.

On exposed fastener (bolt-on) metal roofing systems, we recommend replacing the screws with oversized fasteners approximately every 10 years. This helps maintain a secure, weather-tight installation and reduces the risk of leaks caused by aging fasteners or deteriorated washers.

Typically, screws can be replaced twice using progressively larger fasteners. After that, the existing holes may no longer provide a secure connection, and more extensive repairs or replacement of the roofing system may be required. During an inspection, we'll assess the condition of your roof and recommend the most appropriate long-term solution.

We recommend having your roof professionally inspected approximately every five years, or sooner if you've experienced significant snowfall, severe weather, or suspect damage. Regular inspections help identify minor issues before they become costly repairs and can significantly extend the lifespan of your roofing system.

Yes. An ice and water membrane is an essential component of a properly installed metal roofing system. In the Sea to Sky region, heavy snowfall, ice buildup, and frequent freeze-thaw cycles create conditions where this additional layer of protection is critical. It helps prevent water intrusion caused by ice dams and wind-driven moisture, providing long-term protection for your home and the structure beneath.

While a plywood roof deck isn't always required underneath a metal roof, we strongly recommend it for most standing seam metal roofing systems built in the Sea to Sky Corridor, where an ice & water membrane is essential to protect against snow, ice, and moisture. For that membrane to perform properly, it must be installed over a solid substrate such as plywood.
Many custom homes also include architectural features such as valleys, dormers, skylights, and other roof transitions. These areas require waterproof membrane beneath the metal roofing system, making a solid plywood deck the best foundation for long-term performance.
